There's no artificial cap. The package descriptions list typical ranges, but the actual count is whatever the property earns. A simple 1,500 sq ft condo doesn't need 60 photos. A 3,500 sq ft custom home with a pool, casita, and view lot does. You get what the home needs to sell.
Yes. Every package includes direct ARMLS upload of your photos — no extra step on your end. The certification means the platform recognizes my account as a vetted real estate photographer, so your listing photos go up cleanly and quickly.
No, and on purpose. Every minute on a sign install is a minute not spent editing your photos. We focus exclusively on capture and post-production. If you need a sign post installed, I'm happy to refer you to a trusted local installer who specializes in it.
Yes. The headshot session is $150 and includes 5–10 final edited images. Shot on-location at the listing, at a Valley outdoor spot of your choosing, or at your office — your pick. If you add it on the same day as a property shoot, we'll work it in around the listing capture so you only have to be there once.
The Valley doesn't get rain often, but when it does, we reschedule at no charge to the next available slot. Exterior photos and drone work need real weather to look right. Interior-first shoots can sometimes proceed depending on the storm — judgment call at booking.

If a shot didn't come out the way it should have — bad lighting catch, missed angle, technical issue on my end — reshoots of those specific images are free. If the home changes (staging update, renovation, fresh paint) and you want a refresh, that's the Listing Refresh add-on at $150.
